About Home Loan EMI
A home loan EMI (Equated Monthly Installment) is the fixed amount you pay each month to repay your home loan. The EMI remains constant throughout the loan tenure (for fixed-rate loans), but the proportion of principal and interest components changes over time.
How EMI Works
In the early years of your loan, a larger portion of your EMI goes towards interest payment, and a smaller portion goes towards principal repayment. As time progresses, this ratio reverses, and more of your EMI goes towards principal repayment.
Factors Affecting EMI
- Loan Amount: Higher loan amount results in higher EMI
- Interest Rate: Higher interest rate increases your EMI
- Tenure: Longer tenure reduces EMI but increases total interest paid
Frequently Asked Questions
What is EMI?
EMI (Equated Monthly Installment) is the fixed amount you pay each month to repay your home loan. It includes both principal and interest components, calculated using a standard formula.
How is home loan EMI calculated?
EMI is calculated using the formula: EMI = P × r × (1+r)^n / ((1+r)^n - 1), where P is the principal loan amount, r is the monthly interest rate, and n is the number of monthly payments.
What factors affect my home loan EMI?
Your EMI is affected by three main factors: loan amount (higher amount means higher EMI), interest rate (higher rate means higher EMI), and tenure (longer tenure means lower EMI but more total interest).
Should I choose a longer or shorter loan tenure?
A shorter tenure means higher EMIs but less total interest paid. A longer tenure means lower EMIs but more total interest over time. Choose based on your monthly budget and long-term financial goals.
